Crogman School Lofts

1093 West Avenue SW | Atlanta, GA 30315

CapCo - Crog School Small

The Crogman School was built in the early 1920s after the donation of land from the Atlanta Board of Education and the Freedom Aid Society. It quickly grew and became one of the best public schools in the city until it was forced to close its doors in 1979 due to declining enrollment. Under the guidance of the Atlanta Development Authority and Pimsler-Hoss

Architects Inc., the Pittsburg community of Atlanta brought the historic landmark located at 1093 West Avenue SW back to life through the construction of the Crogman School Apartments in May 2002 as a certified tax incentives project. In 2005, the property was listed in the National Register of Historic Places and has since brought increased attention to the area. Continued market demand spurred by the popularity of in town living has been a great encouragement for the Pittsburgh area of Atlanta. The turning of Crogman School Lofts has helped revitalize the neighborhood and spur further growth and foot traffic. The historic conversion represents a comely symbol of renewal amid a rich green landscape in the community. The original school building was adapted and fully renovated into 43 loft apartments and underwent Phase II renovations in 2003. An additional 3-story building was constructed to provide 62 new units to the property.

Crogman School Lofts now stands as a 105-unit multifamily property conveniently located just a quick ten minute drive south of Downtown Atlanta. The property preserves accents of the old elementary schoolhouse while maintaining upgrades like hardwood floors and new kitchen appliances. This unique asset features a wide variety of floor plans, including studio, one-, two-, and three- bedroom apartment homes. The property features ample amenities including a leasing office, laundry rooms, playground, courtyard, auditorium, and private, off-street parking. The apartments in the original building maintain the original construction of the school, with each unit featuring 17-foot ceilings and large, over-sized windows that allow for ample natural sunlight. The auditorium and stage have been refurbished to provide a large community room for the neighborhood. The property's features stay true to the character of the old school house while also keeping up with contemporary apartment services.

The initial 15-year compliance period for Crogman School Lofts expires December 2018, and with qualified contract eligibility presents the opportunity for a market rate conversion. Additionally, the property features 42 HAP contract units that are renewed on a yearly basis.
